American West #1 For Building Permits In Las Vegas

For the week ending January 28, 2015, American West is number one in building permit value for the Las Vegas Metro Area according to Construction Monitor – The Ultimate Construction Lead Source. Construction Monitor is the industry source for accurate, timely and complete building permit information in the United States.

The Year-to-Date numbers show American West as number four in the number of permits pulled for Single Family Builders in Las Vegas. Lennar Homes is number one, DR Horton number two and Ryland Homes number three. Lennar is currently selling at 20 communities in Las Vegas, DR Horton at 19 communities and Ryland at 16 communities. American West is selling at 9 communities in the Las Vegas Valley, a smaller number of actual communities than the other 3 which means that we are pulling more permits per community than the other 3 national builders.

According to the Las Vegas Residential Survey (4Q14) produced by Metrostudy, a Hanley Wood company,  who is the leading provider of primary research and analysis on residential real estate development and new-home construction, American West is leading the market in sales in the Southwest/Southern Highlands area and also the Southwest/Pinnacle Peaks area of the Las Vegas Valley. American West’s Highlands Ranch communities are located in the Southwest/Southern Highlands area and our Coronado Ranch communities are located in the Southwest/Pinnacle Peaks area.

Our Highlands Ranch communities consist of Brentwood, Bridgewater, Highlands Collection and Stonebridge. The new home designs range from 1,798 to 4,037 square feet.

American West Homes #1 in New Home Sales

American West is celebrating the success of being #1 in new home sales in all of Las Vegas. Data in the recent “The Weekly Traffic/Sales Watch” from Home Builders Research, Inc., which keeps track of sales from all Las Vegas home builders, shows that American West is number one in net sales. American West has also remained in the top five in new home sales for the entire 2014 year.

“It is a time of year when sales tend to slow for most builders,” said Larry Canarelli, American West Company Founder. “Our company has always been able to maintain a steady pace of sales and closings during the holiday season. Most of the memories in our lifetime are centered around our home and during a season when spending time with family and friends is the most prevalent, the families of Las Vegas are wanting to make these memories in a new American West home. American West Development Largest Buyer at BLM Land Auction

At the BLM Land Auction held Tuesday for the auction of 40 separate land parcels, American West Development, headed by Larry and Jeff Canarelli, was the largest purchaser, buying 6 separate parcels totaling 37.5 acres of land for a $10,885,000 total purchase price.

In the most heated bidding of the day, American West outbid homebuilder DR Horton for land sale #12, a 15-acre parcel near the corner of Wigwam and Rainbow Boulevards. The two competing bidders put forth more than 42 bids in trying to secure the 15-acre parcel, which ended with American West making a $400,000 per acre bid for a total of $6,000,000 price. This was the second highest priced per acre parcel in the auction.

Lewis Investment Company, headed by longtime Las Vegas builder, Robert Lewis, spent $10,100,000 in total as the second highest purchaser at the auction. Lewis’ purchase included $7,700,000 for the 33.5 acre site in Section 19. This was the highest priced individual parcel sold in the auction. Lewis purchased a total of 48.5 acres in their 3-parcel purchases.

The largest parcel in land size was land sale #31 for a 160 acre parcel purchased by Tomblaine Associates for $5,150,000. Tomblaine is a partnership comprised of 50% by Olympia (Garry Goett) and American West (Larry Canarelli).

There were approximately 516.18 acres available in the 40 parcels put up for auction. All but 5 of the parcels were sold.
