Employees

Management

At 71 years old, Larry Canarelli intends to keep building homes as long as he lives. As he sees it, a passion “has no finish line,” and there is no doubt that Larry has a passion for building homes.

Larry started from the bottom of the economic strata. Born in the rural community of Roseburg, Oregon, in the late 1940s, Larry spent his childhood in poverty. During his early childhood, Larry and his family lived in riverside tents and small shacks, often with no running water or bathroom facilities. At 5 years old, Larry’s father abandoned his family, leaving his mother to care for four children on her own. Larry was voluntarily placed into an orphanage and only later reunited with his mother and siblings. His mother remarried and Larry, his parents and four sisters moved into a small one-bedroom home in Central California.

Even at the young age of 9 years old, Larry had a keen eye for real estate. While perusing the local newspaper which he delivered around town, Larry found the home his family would ultimately purchase – it was a 900 sq. ft. home with three bedrooms and one bath. It would be his home for the remainder of his childhood.

Always a hard-worker and highly intelligent, Larry was accepted to UCLA and worked his way through college and later through the Master’s Degree graduate program at USC. He specialized in marketing and was good with numbers.

As a graduate student, Larry had the opportunity to work with President Nixon’s commission for the redevelopment of the inner cities of the U.S. Not only did this experience pique his interest in residential homebuilding, it gave him the experience he needed to secure his first job in the industry – a marketing position with Metropolitan Homes in Southern California. He quickly rose up the ladder at Metropolitan and, by the late 1970s, he was the Executive Vice President in charge of architectural design and marketing. In 1981, he became the President of the Las Vegas division and he and his family became full-time Las Vegas residents. Larry was responsible for all operations, including land acquisitions.

In 1984, Larry used his expertise and experience in the Las Vegas housing market and launched his own company – American West Homes. The struggles Larry’s family endured in his early years instilled in him an understanding of the value and importance of a family home – a place one can call their own. As Larry states, he was ingrained with “a belief in what people could have and should have.” That understanding grew into a passion to help provide families with a good quality, affordable home, large enough to accommodate them. He has brought this passion into American West Homes. While Larry has been very successful as a homebuilder and industry innovator, it was never about the money. Larry equates himself as the Johnny Appleseed of homes as he builds quality homes across the country, “I build homes for the satisfaction of the homeowner, not how much we could pro t from it. It has always been about how many people’s lives you could affect.”

Industry Changes

Larry Canarelli and American West Homes have seen their share of industry changes over the past 40 years. American West Leads Las Vegas 2018 Sales

 To start off the New Year, American West has once again jumped out as Number One in new home sales in the Las Vegas Valley.

“We were Number One in sales five times in 2017 so it is fantastic to start 2018 off in that same position”, said Larry Canarelli, American West Homes Company Founder. “The surge in new homebuilder demand in Las Vegas is a result of tremendous economic growth in the city. Meet Kelly Hughes, American West’s Online Sales Counselor!

While American West homes can speak volumes on their own, we also have a dynamic team that makes our company really stand out. One of those team members is our new Online Sales Counselor, Kelly Hughes. When future homeowners begin their new home search on the web, Kelly is their first point of contact. She is an incredible resource for anyone who may be ready to start the process but isn’t sure how to do it.

What is your role at American West Homes?

As the Online Sales Counselor for American West, I am here to assist our future homeowners in identifying which communities and floorplans will best suit their needs. I can introduce them to all that American West has to offer, help get them qualified, and make sure that their new home buying experience is not only easy, but enjoyable from start to finish.

What is your favorite part about working with new home buyers?

Working in new home development is by far the most rewarding facet of my real estate career, not only because I get to help people find their perfect new homes, but because I have the chance to really get to know my buyers and their families throughout the buying and building process. I am in the unique position of getting to welcome families into their new American West homes, while also welcoming many of them into the Las Vegas community as a whole. I love seeing our American West homeowners around town… we really are like one big family!

What advice do you have for prospective home buyers?

Buying a new home is a big investment in your future, so of course it can feel intimidating. The good news is that it doesn’t have to be! This is where I come in handy as an Online Sales Counselor. I am here to answer any questions that prospective home buyers may have, whether they’re looking for the first time or are experienced buyers.

What’s your favorite part of the home buying process?

I really love the excitement that comes with each step of the process. American West is a unique company because our New Home Specialists are involved in the process from start to finish. We get to know the buyers, we get a sense of what they need in a new home, and we get to experience their excitement when they fall in the love with the perfect floorplan. Then, the fun part is getting to help them choose all of their interior selections, and give their new home a look and feel that is truly unique to them. All of that being said, I don’t know if anything beats the feeling of getting to give a new homeowner their keys for the first time!

What would people be surprised to know about you?

That I am a real – and rare – Las Vegas local. I was born and raised in the Las Vegas Valley. And not only do I work for this amazing company, but I have experienced the American West difference for myself. I spent my childhood growing up in an American West home. So, when I talk to prospective home buyers, I am truly speaking from experience!

What three words best describe you?

I would say compassionate, confident, and sincere. I understand the emotional experience that goes into buying a new home, and I have compassion for every new homeowner that I have the pleasure of working with. I see every prospective home buyer as a real person, a future neighbor or even a friend, not just a customer. I am confident in my ability to help families improve their lives, and in the quality of the product that I represent. Finally, I am a sincere person. I live true to myself, my friends and family, and I bring that same sense of honestly and reliability to my professional relationships as well. I am always going to be upfront with my home buyers because I genuinely want to use my expertise to help better their lives and our community.

What do you like to do on your days off?

On my days off, I like to enjoy all of the entertainment options that are unique to Las Vegas! It doesn’t matter the day, there is always something fun to do here. I love to spend time outdoors, either hiking at Red Rock or spending a day at Lake Mead. Of course, I love to take advantage of local specials and discounts! I try to check out as many live performances as I can because we are home to some of the most talented entertainers in the world. Last, but definitely not least, I love to go to all of the Vegas Golden Knights games at the gorgeous new T-Mobile Arena. Go Knights!

What’s at the top of your bucket list?

Well, being the avid sports fan that I am, my dream would be to see a professional sports team win a championship for Las Vegas! Whether its hockey, football, or maybe even a future basketball franchise, I want to be there when Las Vegas wins big!

Jones Crossing is the Hottest Property in Town!

A recent article in the Las Vegas Business Press reported on the upswing pace of new home sales and closings in Southern Nevada. Amid the impressive numbers collated by Home Builder Research, the third quarter of 2017 had 6,644 closings which was a 15.8 percent increase from 2016. In October of 2017 the city had 746 new home sales which brought the 2017 total of new home sales to 7,392, a 14.3 percent increase from 2016.

“The consumer demand has continued to be stronger than we envisioned earlier this year,” said Dennis Smith, president of Home Builders Research. “Builders have been getting more creative, and many have expanded their product offerings.”

Also included in the article is the fact that American West’s Jones Crossing community has closed the most homes in 2017, through October. 130 homes have been sold at Jones Crossing, beating out several national builders in the area, including DR Horton, KB Home and Lennar.

American West Homes Number One in New Home Sales

Continuing a year-long pattern, we are thrilled to have finished October as one of the top 5 new home builders in the Las Vegas housing market. We also ended the last week of October ranked as the #1 New Home Builder in all of Las Vegas with 28 Net Sales, according to Home Builder Research Inc., which reports on weekly traffic/sales in the Las Vegas market.

Leading the Las Vegas new home market in weekly sales is an impressive achievement for a local homebuilder that is competing against national builders like DR Horton, KB Home and Lennar Homes. (To compare, DR Horton had 17 net sales for the week ending October 29; KB Home had 21; and Lennar Homes had 12.) American West is the only local, privately owned builder on The Weekly Traffic/Sales report and currently has 9 communities in Las Vegas. DR Horton has 27 communities, KB Homes 31 and Lennar Homes 24.

“All of our communities are selling so well,” said Larry Canarelli, American West Founder. “To be #1 for the week, and #5 in the market against major public builders is huge. They have so many more communities than we do, but we are keeping pace!”

Best Apps For The Home

Fun fact: The Apple App Store and Google Play Store both have around 800,000 apps available. 800,000. Talk about confusing.

So, how are you supposed to figure out which apps are the best for creating a smart, integrated home? It depends on how much integration you want, how much you want to spend on devices, and what your level of comfort with technology is.

Some apps are designed for full smart home integration – from the thermostat to the refrigerator to the doorbells. Other apps are specific to individual products, like light bulbs or wi-fi. Some apps only work with one line of products (Apple, Amazon), while others can integrate technology from a whole array of companies. There are many apps that are only available for iOS, so if you have Android, you’re out of luck.

Here are some of the best or most popular apps for the home:
• Behavioral intelligence apps: These apps learn from your behavior and adapt accordingly. They may also suggest behavior modifications or additional devices. E.g. Nest Thermostats, Honeywell Total Connect Comfort and Muzzley Smart Home.

• Individual product apps: These apps connect with individual smart devices, like Philips Hue light bulbs or Belkin WeMo plugs. With Hue, you buy a starter kit and build a smart lighting array for whatever rooms you use the lights in. WeMo is a plug-in device. Anything you can plug into a wall can become a smart device. You can program appliances, home & away lighting schedules, or check to make sure the curling iron is off.

• Security apps. Home security is one of the biggest beneficiaries of smart technology. You don’t need to buy expensive and elaborate security systems. With small wireless cameras, GPS capabilities and smart locks and doorbells, you can monitor your home from anywhere in the world. You’ll know what time the kids came home from school, and whether someone left the back door open. E.g. Alarm.com, ADT Pulse, Canary, BeOn, Control4 My Home.
