American West’s Guide to Relocating to Las Vegas

When people think of Las Vegas, they tend to envision casinos, glitzy hotels, and neon lights. But there is so much more to Las Vegas. After all, almost 2 million people live here, and most of them never go near The Strip! American West Homes is a born and bred local company. Las Vegas is as much our city as it is our homeowners.

Here are some things we want you to know if you’ll be joining us here:

1. Housing options. There are many options in the Las Vegas market when it comes to buying or renting. There are apartments, townhomes, older homes, new construction, and everything in between. Obviously, we recommend a brand new American West home.

2. Weather & Geography. One of the biggest perks of living in Las Vegas is its location. It’s an easy drive to California or Utah and an even shorter airline flight. Set within the Mojave Desert, Las Vegas can be hot and cold. On average, though, there are more than 300 days of sunshine. There’s no humidity. It is a dry heat and for those coming from humidity, you will notice the difference. And you’ll adapt by drinking lots of water and wearing sunscreen.

3. Cost of living. Surprisingly, Las Vegas has a very low cost of living. Housing is affordable, and there is no state income tax.

4. Livability. Las Vegas is a great place to live and raise a family. There are plenty of classic and contemporary suburban neighborhoods with parks, state-of-the-art schools and businesses. You’ll find churches, civic groups and kid-centric activities, too.

5. Things to do. What’s your pleasure? Hiking, boating & skiing… parks & gardens… food & drink… theatre & the arts… clubs & casinos… festivals & sporting events… You name it, you’ll find it here in Las Vegas.

6. A car is a must. While Las Vegas does have public transportation (The RTC), the sprawling nature of the city means that having a car might make traveling easier.

7. Travel. For those who like to hop on a plane, it doesn’t get any easier. McCarran International Airport is the 5th busiest airport in the U.S., moving approximately 48 million passengers a year, providing service to many destinations worldwide.

8. Diversity. In terms of both ethnicity and income, Las Vegas is a true melting pot. While there are native Las Vegans, many of the residents are transplants from somewhere else. An astonishingly diverse collection of people from all over the US and the world come to Las Vegas for work and play. It’s one of the reasons this city is so interesting!

Farmers Markets In Las Vegas.

For being a city in the desert, Las Vegas has a pretty large selection of Farmers Markets! “In-the-know” locals can pick up a variety of farm-fresh produce, baked goods and other items, while supporting local farmers and small business owners. Most of the markets feature local artists, crafters, and culinary artists, too. Many operate year-round, while a few are seasonal.

At American West, we love to support our local community, especially businesses like the Farmers Markets! If you haven’t been to one yet, it’s a good time to start exploring! Here are a few of our favorites:

The Henderson Farmers Market has dozens of vendors selling farm fresh produce and eggs, including strawberries, in-season fruits and veggies, honey, nuts, fresh baked breads and pastries, roasted coffee, loose leaf tea, prepared foods, and handmade items. There are two locations:

Before you head out, here are some shopping tips from Las Vegas Farmers Markets, LLC:​

  • Know where your keys & purse are at all times. Car keys are a common lost-and-found item. Fanny packs are a good solution for shopping farmers markets.
  • Bring small bills and change. You pay each individual vendor. And while most vendors accept credit or debit cards, you should carry cash just in case.
  • Upon arrival, especially if you are new to a market, walk through the entire marketplace to see all the different vendors and what they have to offer.
  • Bring large cloth shopping bags. Re-use paper or plastic bags given to you by vendors the next time you come.
  • Old baby and toddler carts make good shopping carts.

 

The Top 5 Things You Might Purchase For Your New American West Home

Moving into a new home is an exciting experience. The best part of it is putting your personal touches in it. There are usually items that will need to be purchased. Here are a few items that make the top list of items our homeowners might purchase:

  1. A swimming pool. Not a small purchase, but one that is very welcome in our warm climate. Our backyards are definitely large enough, and you can roll the cost into your mortgage if you plan for it at the time of purchase.
  2. Window treatments. American West homes have lots of windows, which let in tons of natural light. Drapery, blinds, and shades should probably be at the top of your shopping list, as they will protect you from early morning glare, and add a sense of privacy.
  3. Kitchen accessories. Our gourmet kitchens are renowned for their huge dining islands… islands that are so spacious that they sometimes take the place of a formal table! So you’ll need comfy bar stools, and perhaps some placemats, or new silverware or glassware.
  4. Outdoor living accessories. Our backyards, balconies and rooftop decks are designed as extended living spaces, so you’ll want them to be properly furnished. Patio tables, chairs and lounges, a grill, plants, perhaps a bar… whatever fits your entertaining style – and budget.

The Hayden at Skyview Terrace
