Las Vegas is our home as much as it is our homeowners, so we wanted to share a handful of some Las Vegas activities that get you outside and active! From wildlife watching to hiking, we’ve got it all here in Vegas. 1. Mount Charleston – Just an hour outside of our communities, Mount Charleston is the perfect escape into wildlife and nature. Whether you’re looking to ski in the winter season or hike in the spring and summer, there are activities all year-round. Home to more than 50 unique plants and animals, not found in any other place in the world, this breathtaking atmosphere is one unlike any other. And during the summer, the temperatures are always cooler.
2. Desert National Wildlife Refuge Complex – This refuge takes up 1.6 million acres outside of Las Vegas, and we wish we could explore every mile of it. Bring your family to observe wildlife such as, bighorn sheep, desert tortoises, jackrabbits and more. Who knew all of this wildlife could be located in the desert?
3. Red Rock Canyon National Conservation Area – Colorado isn’t the only state with gorgeous red rock formations. These natural rugged rock formations is home to rare plants, animals, and springs. If you’re looking for a day hike or bike ride with picture perfect pit stops, the 13 mile loop should suffice.
4. Bonnie Springs Ranch – Bonnie Springs was built in 1843 as a stopover for the wagon trains going to California along the Old Spanish Trail. It is located in Red Rock Canyon and is only a half hour from the Las Vegas Strip. The Ranch offers a dinner lounge with cocktail lounge, motel, petting zoo, horseback riding and pony rides and on weekends, a train ride.
5. Bonnie Springs Old Town – If you’re looking for The Good, The Bad, and The Ugly, you’ll only find the good in this 1880’s replica of a mining town Transport yourself back in time while exploring the saloon, stamp mill, schoolhouse, blacksmith shop, mine, opera house, wax museum and gift shop/general store. The spirit of the era lives on in the live entertainment performed Wednesday through Sunday.
6. Floyd Lamb Park – While Las Vegas is a desert, you may be pleasantly surprised to know that we have sparkling wetlands to visit! Floyd Lamb Park’s 680 acres is sprawling with lakes, allowing for the growth of lush greenery and provides a habitat for distinct animals. Complete with picnic tables and walking trails, the Springs is the perfect place to bring your family for a relaxing day reveling in all that Las Vegas’s nature has to offer.

American West’s Guide to Relocating to Las Vegas

When people think of Las Vegas, they tend to envision casinos, glitzy hotels, and neon lights. But there is so much more to Las Vegas. After all, almost 2 million people live here, and most of them never go near The Strip! American West Homes is a born and bred local company. Las Vegas is as much our city as it is our homeowners.

Here are some things we want you to know if you’ll be joining us here:

1. Housing options. There are many options in the Las Vegas market when it comes to buying or renting. There are apartments, townhomes, older homes, new construction, and everything in between. Obviously, we recommend a brand new American West home.

2. Weather & Geography. One of the biggest perks of living in Las Vegas is its location. It’s an easy drive to California or Utah and an even shorter airline flight. Set within the Mojave Desert, Las Vegas can be hot and cold. On average, though, there are more than 300 days of sunshine. There’s no humidity. It is a dry heat and for those coming from humidity, you will notice the difference. And you’ll adapt by drinking lots of water and wearing sunscreen.

3. Cost of living. Surprisingly, Las Vegas has a very low cost of living. Housing is affordable, and there is no state income tax.

4. Livability. Las Vegas is a great place to live and raise a family. There are plenty of classic and contemporary suburban neighborhoods with parks, state-of-the-art schools and businesses. You’ll find churches, civic groups and kid-centric activities, too.

5. Things to do. What’s your pleasure? Hiking, boating & skiing… parks & gardens… food & drink… theatre & the arts… clubs & casinos… festivals & sporting events… You name it, you’ll find it here in Las Vegas.

6. A car is a must. While Las Vegas does have public transportation (The RTC), the sprawling nature of the city means that having a car might make traveling easier.

7. Travel. For those who like to hop on a plane, it doesn’t get any easier. McCarran International Airport is the 5th busiest airport in the U.S., moving approximately 48 million passengers a year, providing service to many destinations worldwide.

8. Diversity. In terms of both ethnicity and income, Las Vegas is a true melting pot. While there are native Las Vegans, many of the residents are transplants from somewhere else. An astonishingly diverse collection of people from all over the US and the world come to Las Vegas for work and play. It’s one of the reasons this city is so interesting!

Farmers Markets In Las Vegas.

For being a city in the desert, Las Vegas has a pretty large selection of Farmers Markets! “In-the-know” locals can pick up a variety of farm-fresh produce, baked goods and other items, while supporting local farmers and small business owners. Most of the markets feature local artists, crafters, and culinary artists, too. Many operate year-round, while a few are seasonal.

Before you head out, here are some shopping tips from Las Vegas Farmers Markets, LLC:​

  • Know where your keys & purse are at all times. Car keys are a common lost-and-found item. Fanny packs are a good solution for shopping farmers markets.
  • Bring small bills and change. You pay each individual vendor. And while most vendors accept credit or debit cards, you should carry cash just in case.
  • Upon arrival, especially if you are new to a market, walk through the entire marketplace to see all the different vendors and what they have to offer.
  • Bring large cloth shopping bags. Re-use paper or plastic bags given to you by vendors the next time you come.
  • Old baby and toddler carts make good shopping carts.

 

The Top 5 Things You Might Purchase For Your New American West Home

Moving into a new home is an exciting experience. The best part of it is putting your personal touches in it. There are usually items that will need to be purchased. Here are a few items that make the top list of items our homeowners might purchase:

  1. A swimming pool. Not a small purchase, but one that is very welcome in our warm climate. Our backyards are definitely large enough, and you can roll the cost into your mortgage if you plan for it at the time of purchase.
  2. Window treatments. American West homes have lots of windows, which let in tons of natural light. Drapery, blinds, and shades should probably be at the top of your shopping list, as they will protect you from early morning glare, and add a sense of privacy.

Management

At 71 years old, Larry Canarelli intends to keep building homes as long as he lives. As he sees it, a passion “has no finish line,” and there is no doubt that Larry has a passion for building homes.

Larry started from the bottom of the economic strata. Born in the rural community of Roseburg, Oregon, in the late 1940s, Larry spent his childhood in poverty. During his early childhood, Larry and his family lived in riverside tents and small shacks, often with no running water or bathroom facilities. At 5 years old, Larry’s father abandoned his family, leaving his mother to care for four children on her own. Larry was voluntarily placed into an orphanage and only later reunited with his mother and siblings. His mother remarried and Larry, his parents and four sisters moved into a small one-bedroom home in Central California.

Even at the young age of 9 years old, Larry had a keen eye for real estate. While perusing the local newspaper which he delivered around town, Larry found the home his family would ultimately purchase – it was a 900 sq. ft. home with three bedrooms and one bath. It would be his home for the remainder of his childhood.

Always a hard-worker and highly intelligent, Larry was accepted to UCLA and worked his way through college and later through the Master’s Degree graduate program at USC. He specialized in marketing and was good with numbers.

As a graduate student, Larry had the opportunity to work with President Nixon’s commission for the redevelopment of the inner cities of the U.S. Not only did this experience pique his interest in residential homebuilding, it gave him the experience he needed to secure his first job in the industry – a marketing position with Metropolitan Homes in Southern California. He quickly rose up the ladder at Metropolitan and, by the late 1970s, he was the Executive Vice President in charge of architectural design and marketing. In 1981, he became the President of the Las Vegas division and he and his family became full-time Las Vegas residents. Larry was responsible for all operations, including land acquisitions.

In 1984, Larry used his expertise and experience in the Las Vegas housing market and launched his own company – American West Homes. The struggles Larry’s family endured in his early years instilled in him an understanding of the value and importance of a family home – a place one can call their own. As Larry states, he was ingrained with “a belief in what people could have and should have.” That understanding grew into a passion to help provide families with a good quality, affordable home, large enough to accommodate them. He has brought this passion into American West Homes. While Larry has been very successful as a homebuilder and industry innovator, it was never about the money. Larry equates himself as the Johnny Appleseed of homes as he builds quality homes across the country, “I build homes for the satisfaction of the homeowner, not how much we could pro t from it. It has always been about how many people’s lives you could affect.”

Industry Changes

Larry Canarelli and American West Homes have seen their share of industry changes over the past 40 years. Through strategic land purchases, intelligent marketing, innovative designs excellence in customer service and good, old-fashioned hard work, American West has weathered many industry storms and established itself as the Valley’s leading homebuilder. American West Leads Las Vegas 2018 Sales

 To start off the New Year, American West has once again jumped out as Number One in new home sales in the Las Vegas Valley.

“We were Number One in sales five times in 2017 so it is fantastic to start 2018 off in that same position”, said Larry Canarelli, American West Homes Company Founder. “The surge in new homebuilder demand in Las Vegas is a result of tremendous economic growth in the city. While last year’s sales increased by almost 20%, current buyer demand would indicate that 2018 new home sales could increase an additional 20% to as high as 20,000. Meet Kelly Hughes, American West’s Online Sales Counselor!

While American West homes can speak volumes on their own, we also have a dynamic team that makes our company really stand out. One of those team members is our new Online Sales Counselor, Kelly Hughes. When future homeowners begin their new home search on the web, Kelly is their first point of contact. She is an incredible resource for anyone who may be ready to start the process but isn’t sure how to do it.

What is your role at American West Homes?

As the Online Sales Counselor for American West, I am here to assist our future homeowners in identifying which communities and floorplans will best suit their needs. I can introduce them to all that American West has to offer, help get them qualified, and make sure that their new home buying experience is not only easy, but enjoyable from start to finish.

What is your favorite part about working with new home buyers?

Working in new home development is by far the most rewarding facet of my real estate career, not only because I get to help people find their perfect new homes, but because I have the chance to really get to know my buyers and their families throughout the buying and building process. I am in the unique position of getting to welcome families into their new American West homes, while also welcoming many of them into the Las Vegas community as a whole. I love seeing our American West homeowners around town… we really are like one big family!

What advice do you have for prospective home buyers?

Buying a new home is a big investment in your future, so of course it can feel intimidating. The good news is that it doesn’t have to be! This is where I come in handy as an Online Sales Counselor. I am here to answer any questions that prospective home buyers may have, whether they’re looking for the first time or are experienced buyers.

What’s your favorite part of the home buying process?

I really love the excitement that comes with each step of the process. American West is a unique company because our New Home Specialists are involved in the process from start to finish. We get to know the buyers, we get a sense of what they need in a new home, and we get to experience their excitement when they fall in the love with the perfect floorplan. Then, the fun part is getting to help them choose all of their interior selections, and give their new home a look and feel that is truly unique to them. All of that being said, I don’t know if anything beats the feeling of getting to give a new homeowner their keys for the first time!

What would people be surprised to know about you?

That I am a real – and rare – Las Vegas local. I was born and raised in the Las Vegas Valley. And not only do I work for this amazing company, but I have experienced the American West difference for myself. I spent my childhood growing up in an American West home. So, when I talk to prospective home buyers, I am truly speaking from experience!

What three words best describe you?

I would say compassionate, confident, and sincere. I understand the emotional experience that goes into buying a new home, and I have compassion for every new homeowner that I have the pleasure of working with. I see every prospective home buyer as a real person, a future neighbor or even a friend, not just a customer. I am confident in my ability to help families improve their lives, and in the quality of the product that I represent. Finally, I am a sincere person. I live true to myself, my friends and family, and I bring that same sense of honestly and reliability to my professional relationships as well. I am always going to be upfront with my home buyers because I genuinely want to use my expertise to help better their lives and our community.

What do you like to do on your days off?

On my days off, I like to enjoy all of the entertainment options that are unique to Las Vegas! It doesn’t matter the day, there is always something fun to do here. I love to spend time outdoors, either hiking at Red Rock or spending a day at Lake Mead. Of course, I love to take advantage of local specials and discounts! I try to check out as many live performances as I can because we are home to some of the most talented entertainers in the world. Last, but definitely not least, I love to go to all of the Vegas Golden Knights games at the gorgeous new T-Mobile Arena. Go Knights!

What’s at the top of your bucket list?

Well, being the avid sports fan that I am, my dream would be to see a professional sports team win a championship for Las Vegas! Whether its hockey, football, or maybe even a future basketball franchise, I want to be there when Las Vegas wins big!

Las Vegas is Packed with Fun Holiday Festivities!

Las Vegas is s city that knows how to celebrate the holidays. There are tons of festivities throughout the city and we have picked out just a few of our favorite holiday events and activities.

NOV 7-JAN 1
Holiday Cactus Garden at the Ethel M Chocolate Factory

The Holiday Cactus Garden returns with more than a million lights adorning the desert landscaping. Santa will be around on weekends for photo ops. Plus there’s an ice skating rink this year. Cost: Free admission. (Skating $10/hour 10am-6pm, $15/hour 6-10pm).

Lights On The Speedway

The Las Vegas Motor Speedway goes holiday with a massive display of lights. Drive your car around and under colorful tributes to Christmas, Hanukkah, and everything else jolly and bright. Cost: $20-30 ($50 for fast pass).

Holiday Fun in Summerlin

Downtown Summerlin’s free holiday parade features everything from toy soldiers to nutcrackers. The parade runs weekends until December 15; then it runs nightly through Christmas Eve. There’s also an ice skating rink, a Hanukkah celebration (Dec. 13), and Santa’s Chalet with a pine forest. Cost: Free (Skating $15; Santa photos start at $24.99.)

Continuing a year-long pattern, we are thrilled to have finished October as one of the top 5 new home builders in the Las Vegas housing market. We also ended the last week of October ranked as the #1 New Home Builder in all of Las Vegas with 28 Net Sales, according to Home Builder Research Inc., which reports on weekly traffic/sales in the Las Vegas market.

Leading the Las Vegas new home market in weekly sales is an impressive achievement for a local homebuilder that is competing against national builders like DR Horton, KB Home and Lennar Homes. (To compare, DR Horton had 17 net sales for the week ending October 29; KB Home had 21; and Lennar Homes had 12.) American West is the only local, privately owned builder on The Weekly Traffic/Sales report and currently has 9 communities in Las Vegas.
