Why Did This Family Choose Silverado Summit?

Las Vegas native Tracy Covert and her family have the distinction of being the first buyers at Silverado Summit. They were already satisfied American West homeowners, so when the time came to look for a larger home, choosing to build a new American West home in Silverado Summit wasn’t a big leap. “We looked at many different houses on the market, both resale and new. We were already familiar with American West and the quality of their homes, because we currently live in one. Silverado Summit fit our family’s needs best.”

In fact, Tracy and other members of her extended family already live in other phases of Silverado Ranch. Tracy’s immediate family has lived in the neighborhood for three years, so they know it and like it. “Our primary focus when choosing a new home was keeping the kids in their current schools while finding a plan large enough to accommodate our family of six comfortably. Silverado Summit is still in the same area we currently reside in so the kids didn’t have to change schools.”

But this one was unique in that it had three levels, which provided my mother, who lives with us, her own private space on the lower level to enjoy. We love the open layout. When asked what she liked best about American West, Tracy replied, “The buying process is fun! I have really enjoyed the experience. Todd White has been a pleasure to work with, and has kept us informed along the way. We are so excited and could not be more thrilled to be in our new home!”

Tracy and her family chose The Riley home which measures 3,990 square feet. Some Energy Saving Ideas

Our Las Vegas climate is one where living in an energy efficient home is important but it is also important to try and find ways to keep energy costs down. You can save energy and money by trying to change some of your daily habits.

Here are some helpful suggestions:

  1. Do a nightly energy sweep. We’ve all left fans, electronics or appliances on at night while we sleep, but doing so wastes increasingly expensive energy. To save money, do a nightly sweep through the house to make sure all your electric devices are turned off before you go to bed. It may be a pain, but the savings from simply turning everything off can add up quickly.
  2. Make sure to change your filters. Waiting a long time to change your filters makes your system less efficient and costs you more in electricity. Dirt and neglect can even cause damage to your air conditioner (HVAC) unit.
  3. Check your vents. If they’re closed, open them! Closing vents will actually raise your energy costs.
  4. Use your washer and dryer wisely. Wash your clothes in cold water. Make sure you have full loads of laundry before using the washer and dryer.
  5. Consider your light bulbs. Turn off lights you aren’t using and consider changing bulbs out to compact fluorescents for cost savings. 
  6. Be cool. Actually program the programmable thermostat! Find a comfortable temperature for when you are home and when you are not home or asleep. Adjust the temperatures to a higher or lower temperature depending on the season.
  7. Soften those rays. Closing the curtains and lowering the blinds on the sunny side of your house will help keep you cooler on hot days.

The Las Vegas Housing Market is Strong

While 2016 was a good year for the housing industry, with housing starts up 5% from 2015, 2017 is on its way to being even better. Job growth is fueling population growth, which is fueling housing demands. According to Realtor.com, even though interest rates have been rising, causing mortgage rates to increase, housing demands are still high, especially in hot markets like Las Vegas.

In fact, the Greater Las Vegas Association of Realtors says the Las Vegas real estate market saw moderate price growth even during the slower winter months, which is a good sign for the stronger spring and summer selling seasons. “We continue to see a strong demand for housing,” reveals GLVAR president David J. Tina. “Combined with a tight supply, I think our home prices and home sales may continue to get a boost from the positive economic news we’ve been enjoying.”

Real estate experts also point out that though rates are rising, mortgage credit will become easier to obtain due to slightly loosened lending standards.

All of this is strengthening the Las Vegas housing market. As the Las Vegas Business Press found when they surveyed a wide variety of business and economic leaders in January, optimism is truly the watchword. From tourism and gaming, to banking and health care, and housing, they all predicted that 2017 will be a banner year for growth, new projects, and economic success.

Meet Kevin Amico, Our Award Winning New Home Consultant

While American West Homes can speak volumes on their own, we also have a dynamic team that makes our company really stand out. One of those team members is New Home Consultant, Kevin Amico. He uses his unique approach to sales to help our home buyers find their dream homes.

Kevin has worked for American West for more than 17 years. He is, in fact, the second generation from his family to work here. His father was a member of our team for 24 years! Kevin is currently working at our Jones Crossing community in Coronado Ranch.

After many years in the business, Kevin recently received one of the highest honors in Southern Nevada. He is the winner of the Silver Nugget Sales Person of the Year Award given by the Southern Nevada Homebuilders Association.

He is so honored to have earned such a prestigious award. “It was the first time I was nominated, and I won,” Kevin says. “This is kind of a big deal. If you’re going to win an award, this is the one you want to win!”

Kevin attributes his success in new home sales to his “old school thinking. I treat people how they want to be treated. I follow up, and keep coming back to them. If someone walks through the door, I feel that I’m doing them a disservice if I can’t help them find a home.”

How To Make Your New House Feel Like “Home”

Moving is stressful, whether it’s around the corner or across the country. Getting settled in and making your new house feel like home is always a priority. No matter how quickly you start the process, though, it takes a while for the new space to feel like it’s yours. Here are some tips for making things feel like “home” a little more quickly.

Sort out the closets and dressers first. Not being able to find your fleecy PJs or a favorite sweater, much less underwear, socks and shoes, will only make things rougher in the morning.

Stick to your routines. Especially if you have kids. If possible, set things up like they were in your old house – coat and/or key hooks, the cereal station, laundry baskets. Keep to bedtimes, and any other routines – like Sunday pancakes or nightly walks.

Make it smell like home. Scent is our strongest sense. It immediately transports us – and can be instantly comforting. So, if your old house smelled like bread, start baking! Or if you have a favorite scented candle, light it up. At the very least, buy some fresh cut flowers. Never underestimate the effect of freesia, lavender or lilies.

Make it sound like home. Your favorite tunes wafting through your new halls will also help make the space feel more familiar. And putting area rugs down on the floor will help kill the hollowness you might be experiencing. Open the windows so you can hear the sounds of your new neighborhood.

Fix up the kid’ rooms before you do the rest of the house. They’re going to be feeling out of sorts, so letting them unpack and set up their rooms will make them feel happier and more secure. Plus, you’ll have a safe place for them to hang while you’re trying to sort everything else out.

Don’t forget the outside! It may seem nuts when you have a million other things to do, but you’ll see. Hang a wreath on the door, plant some flowers in a pot on the porch, set up the patio furniture. You’ll feel more welcome when you come home, and your neighbors will see that you care about your home’s “face”.

One of these incredible team members is New Home Sales Consultant, David Meeks. He uses his years of experience to help put homebuyers at ease while they find their dream homes.

David has worked for American West since 2007, and has been the recipient of the Dream Maker Award for sales, as well as the American West Ambassador Award twice in recognition of his work ethic, attitude, and representation of American West. This award is unique because it is not given to recognize sales. Rather it is given to someone who is a true ambassador for American West.

As David says, “I love helping people. I try to be a real person rather than a sales person, looking at the process from their point of view. I try to give them good information so they can make a decision, and show them the benefits of buying an American West home.

“My favorite part of my job as a sales consultant is giving people their house keys. Buyers are so happy when they get their keys… they cry because they are so happy!

On his days off, David spends his time with his wife and family. He also loves music, and play guitar in a band. (FYI… David’s co-workers say that while he won’t brag about his talents, they will! And they say he’s a very talented musician!)

When asked what his greatest achievement is to date, he replied, “Meeting my wife – and marrying her!”
